Prosol UK was appointed by Equans as Main Contractor to deliver the replacement of existing drainage channels within a live hospital estate, specifically serving the bus lay-by and service yard. These areas are high-traffic zones with constant public, staff and service vehicle interaction, requiring a carefully planned and controlled approach.
The project involved the replacement of over 100 linear metres of drainage channels from RIBA Stage 2 through to handover. The scope included the implementation of temporary traffic management systems, saw-cutting and removal of existing tarmac hardstanding, excavation works, construction of new concrete foundations, installation of new drainage channels, and full reinstatement of the tarmac surface to match existing levels and finishes.
Given the operational hospital environment, works were carefully phased and sequenced to maintain continuous access to both the bus lay-by and service yard throughout the programme. Prosol UK undertook detailed pre-construction surveys and site assessments to identify constraints such as public interface, restricted access, deep excavation risks, noise and dust. These informed a robust programme, phasing strategy and cost plan. Value engineering options were explored to optimise cost efficiency without compromising safety or quality.
A joint pre-handover inspection was completed with the client’s representative to identify and close out any outstanding items. The project was completed to programme and within budget, with positive feedback received for the standard of finish, communication, and the minimal disruption achieved during works in the live hospital environment.
Key Challenges
The principal challenge was delivering the works within a live hospital environment with high public interface and essential services operating continuously. This was managed through phased working, temporary traffic management arrangements, clear segregation of work areas and continuous monitoring of dust, noise and safety controls.
Deep excavations within trafficked areas presented additional risk, which was mitigated through robust method statements, careful sequencing of works and close site supervision.
Social value was embedded through the use of local labour and local supply chains for concrete and tarmac materials, alongside responsible waste management practices. Temporary traffic management and careful phasing ensured that critical hospital services remained operational at all times, supporting continuity of care and community wellbeing.
